Evolution of mortgage credit in May 2019

In May 2019, the number of credit applications increased by 17% compared to those recorded in May 2018. The total amount corresponding to these applications also increased by 17%. In the same month, the number of granted loans saw an increase of 14%. The amount of loans granted increased by 18% compared to May 2018.

 

These findings are from the mortgage credit barometer of the Beroepsvereniging van het Krediet (BVK).

Om de evolutie van het hypothecair krediet sneller te kunnen volgen, stelt de Beroepsvereniging van het Krediet (BVK) sinds begin 2009 een hypothecaire-kredietbarometer op. Deze barometer geeft elke maand de evolutie weer van het aantal en volume nieuw toegekende en aangevraagde hypothecaire kredieten van de voorbije maand, in vergelijking met dezelfde maand van het voorgaande jaar. De vermelde percentages hebben betrekking op omzeggens de totaliteit van de BVK-markt van hypothecaire kredieten. De onderliggende absolute cijfers worden op trimestriële basis vrijgegeven via een persbericht van Febelfin.

Credit Applications

 

The chart below illustrates the evolution of credit applications, in terms of both quantity and amount, for the past twelve months. Monthly figures are compared to those of the same month in the previous year.

In May 2019, the number of applications for a mortgage loan increased by 17% compared to May 2018. The corresponding total amount of these applications also increased by 17% compared to the previous year.

The increase in the number of credit applications is observed across all areas: loans for home purchases (+11%), loans for home construction (+9.5%), loans for home renovation (+24.5%), loans for purchase with renovation (+23.5%), and loans for other real estate purposes (+58%). Additionally, the number of applications for external refinancing also experienced an increase (+26%).

The chart below illustrates the evolution of granted mortgage loans, in terms of both quantity and amount, for the past twelve months. Monthly figures are compared to those of the same month in the previous year.

In May 2019, the number of mortgage credit contracts granted was 14% higher than the number recorded in May 2018. The corresponding loan amount also saw an increase of almost 18%.

The increase in the number of granted loans applies to almost all types of mortgage credit: loans granted for home purchases (+17%), for home renovation (+7%), for purchase with renovation (+35%), and for external refinancing (+28%). The number of loans for home construction is the only one that decreased slightly (-0.5%).
